As of November 2026, Arkfield has not published a price list, floor plans or a deposit structure for Wilbrook Towns. Pricing is released to VIP registrants first, usually ahead of the public launch, together with floor plans and any launch incentives.

What to expect from a freehold pre-construction launch in Toronto
Every project is different, and Wilbrook Towns' final terms will be set by Arkfield. In general, here's how freehold pre-construction purchases in the GTA tend to work:
Deposits
Deposits are usually paid in instalments during construction rather than all at once. Structures vary by project, so compare the schedule against your savings plan before launch day.
Price and HST
New-home prices in Ontario are commonly quoted including HST, with the eligible new-housing rebate assigned to the builder. Confirm how HST is handled in the agreement.
Closing costs
Budget for land transfer tax (in Toronto, both provincial and municipal; first-time buyers may qualify for rebates), legal fees, and any closing adjustments listed in the agreement, such as utility connections or development charges.
Warranty
New freehold homes from licensed Ontario builders come with Tarion's statutory warranty, including one-, two- and seven-year coverage.
No cooling-off period for freehold
Ontario's 10-day cooling-off period applies to new condominiums, not freehold homes. Have a real estate lawyer review the Agreement of Purchase and Sale before you sign.
Questions to ask when floor plans are released
- What are the lot frontages and depths for each model?
- Are any monthly common-element fees payable, and what do they cover?
- How is parking configured (garage, driveway, tandem)?
- What is the deposit schedule, and is there a first-time buyer option?
- What is the tentative occupancy date, and what are the extension terms?
- Is assignment permitted before closing, and at what fee?
- Which closing adjustments are capped?
How VIP registration works
Registering is free. VIP registrants receive floor plans and the price list before the public, priority pricing and incentives, and an invitation to the Grand Opening. You'll also get help comparing models and reviewing the deposit structure once it's released.
